As the summer months are upon us and vacation time is just ahead of you, there may be an opportunity for you to sublet your property to others; however, there are many risks in doing so and, if you rent, the decision may not be solely up to you. In the state of New York, it is required you receive the consent of the landlord to assign your lease to a temporary tenant.

People sublet their space for a variety of reasons, which can include moving before your lease has ended or traveling for an extended period of time. In any case, as you are the signer of the lease, you are fully responsible for anything that may occur in your apartment. Having renter’s insurance will help to protect you and your property in the event of theft or a damaging accident.

Tips for Safe Subletting

• Be honest with your landlord and be sure to get the situation approved so as not to run into problems while you are away.
• Meet the individual(s) you are subleasing to.
• Verify the individual and take note of proper documentation.
• Consider working through a trusted online service that handles the transaction of subletting.
• Ask for a security deposit. It will help to ensure your apartment remains the way you leave it. Also be sure to protect any valuable items that stay behind your home.
